Guest Rules and Regulations

1.  It is understood that each unit is privately owned including the linens and furnishings with Mountain Home Rentals of Georgia, Inc. acting solely as agent for the Owner. The Guest(s) agrees to compensate the agent for any damages caused by their carelessness including missing or damaged linen. Guest(s) also agree to abide by Rules and Regulations set forth. Please be mindful that these are owner’s homes and that No Smoking is allowed in the units. Owners also use the facilities and have special needs that require the facility remain a non-smoking environment.

2.  Guest(s) agrees to pay for all charges incurred at the facility during their stay, including, but not limited to, long distance charges, restaurant, sports and recreation, room rates, etc.

3.  Occupancy and use of premises and communal areas shall not be such as to disturb or offend Guests of Residents (e.g. guests may not hang towels, garments, etc. from windows and balconies, make excessive noise or commotion, obey all parking rules, etc.) Keep all noise levels to a minimum after 10:00 PM. The agent has the prerogative to remove any disruptive guests to vacate the property with full forfeiture of rent for any violation of any of these rules and regulations.

4.  The Agent is not responsible for articles lost, stolen or left.

5.  Guest(s) agrees that Mountain Home Rentals of Georgia, Inc. or its agents or employees may enter the premises for the purposes of effecting necessary repairs and/or maintenance or for other necessary reasons.

6.  The Guest(s) acknowledges and understand that he/she is a licensee of the Owner and not a tenant; and is not acquiring an interest in the unit.

7.  The Guest(s) acknowledges and understands that check-in time is 3:00 PM and that checkout time is 12:00 PM (Noon). The Guest(s) further agrees to return all units’ keys to the Agent’s front desk at time of departure and to pay a late departure fee of $50.00 should they not depart by the checkout time. The office is open at 9:00 AM Monday -Saturday and at 1:00 PM on Sunday. There is a drop box at the office where you may leave your key.

8.  One (1) set of towels per guest will be left in the unit. One set includes one bath towel, one hand towel and one washcloth. Washers and dryers are in each unit. Additional towels are available for $5.00 per set.

9.  Guest(s) acknowledges and understands that the reservation is for the number of adults and children listed on the reservation form and occupancy is limited to the number of people the unit will sleep. A fee of $20.00 per extra person per night will be charged for exceeding the limit. Check with the office for number of parking spaces per home. No Parking in the street or in other parking spaces or driveways is permitted.

10. Important – Trash must be taken to the dumpster and recycling center near the North Gate. There is a $25.00 charge for leaving trash and garbage in and outside the house. No Exceptions.

11. Written and verbal cancellation of the reservation must be received by Mountain Home Rentals of Georgia, Inc. at least fourteen (14) days prior to arrival in order that the Guest(s) receive a refund of the entire deposit. Cancellation less than fourteen (14) days prior to arrival will result in forfeiture of the entire deposit. Should a reservation be made with less than (14) days prior to arrival and the reservation is cancelled, a $100.00 cancellation fee will be applied. Failure to complete a reservation (no-show) will result in a forfeiture of the total deposit.

12. The particular unit assigned to this reservation is subject to change. Guest(s) preference will be considered in the selection of a new unit. Plumbing, electrical, heating/ac, and other problems may necessitate the reassignment. Every effort is made to keep all properties’ mechanical workings in proper working order.

13. Mountain Home Rentals of Georgia, Inc. will provide a supply to kit to each unit which includes 2 rolls of toilet tissue per bath, 2 bars of soap per bath, dishwasher detergent, dishwashing liquid, 1 roll of paper towels, 2 large trash bags. Additional supply kits may be purchased from Mountain Home Rentals of Georgia, Inc. for $5.00 each.

14. Please verify the accuracy of your reservations.

15. Absolutely No Pets Allowed (unless approved in advance with pet deposit). If pets are discovered during your visit, you will be asked to leave immediately with a full forfeiture of rent; if evidence is found after check-out, a $150.00 fine will be charged.
